MINDEN -- A 377-home golf course development above Clear Creek will be discussed by Douglas County Planning commissioners Tuesday.
John Serpa is seeking to transfer rights from Carson Valley for the development, which would require an underpass and offramp from Highway 50.
Serpa's representative, Don Miner, said plans call for $40 million in infrastructure and $250 million for construction.
The property, formerly the Clear Creek Ranch, consists of 1,634 acres and is zoned for one home per 19 acres. That zoning would allow 86 homes.
Developers are asking to transfer density from Carson Valley to the property to allow for additional homes.
With the increased density, they propose having 241 one-acre lots, 136 8,000-square-foot lots, 221 acres for a golf course and 18 timeshare/guest lodges. The remaining 865 acres would be open space.
Clear Creek Ranch is about 2,500 feet north of Jacks Valley Road, south of Old Clear Creek Road and west of Highway 50.
