With General Motors scheduled to move to a new distribution center in Stead this summer, its existing center in Sparks is beginning to draw a few nibbles from potential new tenants.
The 490,500-squarefoot building at 555 Vista Blvd.
is the largest industrial property on the market in the region.
It's owned by Chicago-based First Industrial Realty Trust.
Potential tenants interested in the property include national companies looking to establish West Coast distribution without waiting for construction of a new facility, said Deborah Sasz-Vonarx of Commercial Properties of Nevada.
Her Reno-based company has the GM facility listed for lease.
As Sasz-Vonarx and her business partner, Sue Smith, market the GM property, they're keeping open the possibility that the building could be divided.
The minimum size that would be leased is 100,000 square feet.
A tenant who takes the entire building would pay 28 cents a square foot; the rate rises to 29.5 cents for pieces of 250,000 square feet and smaller.
The property also includes 15 acres of undeveloped land that are available for build-to-suit structures.
The GM warehouse was built in 1980.
It includes 30-foot clear heights, 26 truck docks and 600 feet of rail line inside the warehouse to allow for all-weather handling of freight cars.
Smith said the property's proximity both to Interstate 80 and the nearby UPS distribution center and its location outside of flood zones also should help the leasing effort.
