Construction will begin next month on the first building of Creekside at South Meadows, a 385,000-square-foot complex dominated by professional offices.
The 32,000- square-foot Creekside Family Medical Center will be at the northeast corner of South Meadows Parkway and Double R Boulevard, said Chris Martin of Reno South Meadows Commercial Properties.
His firm is handling leasing of the property.
Space in the two-story building will lease at $1.85 a foot, Martin said, with an allowance of $40 a square foot for tenant finish.
Metcalf Builders Inc.
is the general contractor.
Martin said the California investors who own the property believe a medical office building will be successful because the new Washoe Medical Center South Meadows is only a half mile west, and physicians are likely to want offices nearby.
"We're looking to complement what Washoe Medical Center is doing with its expansion," Martin said.
At the same time, he said, the medical offices are expected to draw heavily from the fast-growing residential areas at Double Diamond.
Family practice physicians and pediatricians have been among those expressing early interest.
From that first building, Creekside at South Meadows extends eastward along South Meadows Parkway.
While most of the project will be devoted to free-standing professional office buildings, either for lease or sale, Martin said the project also might include a restaurant or a small commercial space.
Portions of the property also could be developed for medically related uses such as laboratories.
