A major Southern California development company is scouting the Reno area for more projects even as it starts work on 18,668 square feet of industrial space in Sparks.
"We are looking for new real estate opportunities in town.We look forward to being major players in town for a long time to come," said Bob Voit, president of The Voit Companies ofWoodland Hills, Calif.
His company has developed and acquired more than 13 million square feet of office, industrial and retail properties in California and Arizona.
Voit Development Co.
hasn't done much in Reno it built a two-story office building on Terminal Way two decades ago but it looks for its project in Sparks to create a new beachhead in northern Nevada.
The company has begun moving dirt at Vista Business Park, a 14.5-acre project along Vista Boulevard in Sparks.
The first phase of the project involves 17 industrial flex units on six acres.
Those units range from 3,773 square feet to just under 13,000 square feet, and they'll be either sold or leased.
Among the potential users is a technology company, said Sue Smith of Commercial Properties of Nevada, which is marketing the project.
Smith said the project also has drawn strong interest from investors who want to buy industrial space in northern Nevada.
Prices for a shell in the project range from $434,000 for the smallest units to $1.2 million for the largest.
Construction, a concrete tilt-up job, will be handled by Valley Commercial Contractors LP ofWoodland Hills, Calif.Ware Malcomb Architects designed the project.
A 7.9-acre parcel along Vista Boulevard just north of the flex project, meanwhile, might be developed as a build-to-suit facility of up to 180,000 square feet, said Jeff Eigenman,Voit's project manager.
Alternatively, he said, another 149,586 square feet of industrial flex space might be developed.
Among sales points for the project, he said, are its visibility from heavily traveled Vista Boulevard as well its access to nearby Interstate 80.
