About 13 acres at Lepire and Edmonds drives may change from general industrial to commercial, after Carson City supervisors approved the first reading of a zone change amendment.
The area - which has eight vacant parcels, two with buildings - is called a friction zone because the industrial zoning abuts residential.
Residential developer Nevada West Land requested the zone change so that it can build duplexes on five acres within that area.
The planning commission had proposed to just change the zoning for the five acres that Nevada West wants to build on, but supervisors took the issue a step further Thursday and approved all of the parcels but two for the zone change.
Two machine shops and a plating shop sit on the two parcels that will remain general industrial.
According to the planning department, the business owners on these two parcels requested to keep the industrial zoning.
If the zone change is granted the industrial businesses located in the area would be allowed to remain there, but any new business would have to be commercial, or residential with a special-use permit.
The 13-acre area includes FitzHenry's Funeral Home on North Edmonds Drive, recreational vehicle storage and manufacturing on the corner of North Edmonds and Lepire drives.
The Sundance Ridge subdivision, also a Nevada West Land project, is located northeast of the subject parcels.
The second reading of the zoning map amendment will be done at the supervisors meeting at 8:30 a.m. June 2.
City planners will evaluate this area during the master plan review process to determine the best land use for it.
