Flex project developed at TRIC

A 30,000-square-foot flex industrial project at Tahoe Reno Industrial Center is expected to be complete by March 1.

The six units, most them about 5,000 square feet, in the River View Commerce Center are targeted toward users who want to purchase, rather than lease, space.

The project is developed by Reno Land & Cattle Co. It's marketed by Chris Martin of Reno Commercial Properties.

Martin said River View Commerce Center is the first speculative for-sale flex project developed at Tahoe Reno Industrial Center.

Smaller industrial spaces, particularly those for sale, have been a hot segment of the industrial development market in northern Nevada for more than a year.

Negotiations are under way with potential buyers for two of the units at River View, Martin said. The units are priced at $82 a square foot as shells.

A key sales point, Martin said, will be the availability of fenced yards of up to 10,000 square feet with each unit.

Isbell Construction of Truckee is general contractor on the project. Its design features extensive use of metal-foam composite core panels.
