Development agency offers new industrial listings service

A Web-based service that lists industrial, office and commercial properties for sale or lease in the region is being rolled out by Northern Nevada Development Authority.

The Carson City-based agency said it plans to make the service available to other economic development groups in the region, including the Reno-based Economic Development Authority of Western Nevada.

Larie Trippet, NNDA's business development manager, said the system known as LocationOne will allow companies scouting sites in northern Nevada to easily see what's available.

LocationOne was developed by Aquila Inc., a Kansas City-based utility that's active in economic development in six Midwestern states.

That means, Trippet said, that the software is oriented toward the needs of economic developers.

It uses site-selection guidelines prepared by the International Economic Development Council.

LoopNet, another Web-based tool used by commercial brokers, targets real estate agents rather than site selectors, he said.

Property listings on LocationOne show basic information location, square footage, age of the building and the like.

From there, users can click to screens that show U.S.

Census data in the area around the building's location.

That's a key element for companies that want to know more about the labor force.

Other screens show detailed information about taxes, utilities, transportation and the like.

An important consideration, Trippet said, is that the Web-based service allows site selectors to gather information both anonymously and efficiently.

They can print flyers on individual properties from the Web site.

Listings can include up to three photos of the property.A separate section is available for listings of industrial land.

NNDA provides listings on the LocationOne system as a free benefit to its members, and began introducing the program to its members who are in the commercial real estate business this month.

Since then, Trippet said, the system has compiled nine listings.

"We need to get some momentum going," he said."Everyone who has seen it has been very excited."

The challenge that has arisen, he said, is that commercial real estate brokerages are so busy these days that they don't have time to input the information necessary to create a listing on LocationOne.

Once that hurdle is overcome, Trippet said NNDA officials expect the service routinely will carry 200 or more listings of industrial and commercial properties.

Access to the listings can come either through the Web site of an economic development agency such as NNDA or through a link from the site of the real estate broker.

If the site selector visits the listings through the NNDA Web site, Trippet is listed as the primary contact.

If the visit comes through a real estate company's site, the broker who listed in the property is the primary contact and NNDA is the secondary contact.
