Paradise Plaza on Oddie Boulevard in Sparks will get a facelift from new owner, Primestor Development Inc.

The developer based in Beverly Hills, Calif., specializes in revitalizing shopping centers in blighted urban areas, says Vanessa Delgado, director of development for the West Coast.

A new fa ade is planned for the Super Kmart building; red brickwork to match that of the adjoining Wells Fargo Bank.

Primestor will also erect three new buildings, all free-standing for a 14,550-square-foot pharmacy and two restaurants of 3,500 square feet each. The empty pad of an old gas station will be paved and the entirety landscaped.

Primestor is talking with local building contractors and already contracted with Reno-based CFA Inc. for site engineering. Groundbreaking is slated for mid-year with the new stores open in early 2008.

Paradise Plaza is Primestor's first project in Nevada. "We saw a lot of value in the property," says Delgado. She points to vibrant retail nearby, saying, "The area is growing. There's opportunity to bring in national tenants and take that center to a whole new level."

Primestor previously developed centers in Los Angeles and recently moved into the Chicago market. Both cities have large Latino populations. But regardless of ethnicity, says Delgado, "The most popular tenant in all our centers is Starbucks."
