Flex project planned at TRIC

Nearing a sellout of a flex-industrial project at Tahoe Reno Industrial Center, its developer plans a second phase.

Reno Land & Cattle LLC is almost completed with construction of a six-unit flex project totaling about 32,000 square feet near Waltham Way off Interstate 80 in Storey County.

Four of the 5,000-square-foot units in the project known as River View Commerce Center have been sold. One 5,000-square-foot unit and one 6,961-square-foot unit remain on the market.

Chris Martin, whose Reno South Meadows Commercial Properties markets the project, says sales have been strong because there's relatively little industrial-flex space for sale in the region.

Buyers, he said, increasingly accept the feasibility of locating at Tahoe Reno Industrial Center, about a dozen miles east of Sparks, especially if the price is right. River View Commerce Center is priced at $97 a square foot for a finished shell with a fenced yard.

Reno Land & Cattle now plans a nearly identical project next to the first phase of River View Commerce Center.

Like the first phase built by Isbell Construction Inc. of Truckee, the second phase is planned as a steel-framed, steel-skin building that uses insulated panels with finished steel faces.
