Scannell nears completion of Brookside

The four-building industrial complex anchored by Federal Express in east Reno is nearing completion, and leasing activity targets small users.

The Brookside Corporate Center at McCarran and Rock boulevards is developed by Indianapolis-based Scannell Properties on land leased from Reno-Tahoe International Airport.

It's marketed by the industrial group of CB Richard Ellis in Reno.

Mike Nevis, an associate with CB Richard Ellis, says a 15,000-square-foot unit has been leased so far in a new 138,225-square-foot building at the center.

Negotiations are under way with several potential tenants for the second new building, a 78,300-square-foot structure that faces McCarran Blvd.

Also available is about 26,000 square feet in a 44,000-square-foot building at Rock and Longley Lane. Interlock USA, a distributor of door and window hardware, occupies the remainder of that building.

Nevis said the just-completed building along McCarran is drawing interest from manufacturers and other industrial companies who want the exposure available from the heavily traveled street.

While some small industrial spaces are being created in the market as larger older buildings are divided, Nevis said the Brookside project is a rarity.

"The developer built it specifically for those users," he said.

"It divides up perfectly."

The building along McCarran Blvd., can be divided into units as small as 7,000 square feet. The larger building behind it is laid out in units that range from about 15,000 square feet to about 34,000 square feet.

Clear heights in the Interlock building and the building facing McCarran are 18 feet. In the third building, clear heights are 25 feet.

While large-scale distribution companies are moving to outlying areas including Tahoe Reno Industrial Center, Stead, Spanish Springs and Fernley, Nevis said the Brookside Corporate Center is drawing interest from industrial users who want to be close to customers or labor markets.

Manufacturers are one target market for the buildings, he said. A second is service organizations an electrical company, for instance that needs to be close to its customers in the Reno-Sparks area.

As little land is available for industrial uses within the Truckee Meadows, Nevis said Brookside Corporate Center is likely to be among the last developments of its type in the region.

Asking rents for space in the Interlock building are 85 cents a square foot. In the larger new building, asking rents are 45 to 55 cents a square foot. In the building that faces McCarran, Scannell Properties has set asking rents at 70 cents.

The general contractor on the project is Trammell Crow Construction, and the architect is Tectonics, Architects Planners and Engineers.
