Retail project targets UNR market

Pack Plaza, a retail center situated on half an acre, is planned across Virginia Street from University of Nevada, Reno campus.

The 6,300-square-foot project will house five tenants, such as a coffee shop, deli and dry cleaners, says Brendan Egan, partner in

6 development LLC.

The project is still in the permit process with the City of Reno, but plans call for completion in October.

The site currently houses the 16-unit Studio Apartments.

Although the university offers retailers a large pool of captive customers, the university district has long suffered a dearth of retail. That's due to the difficulty of assembling sufficient real estate, says Egan. The area's properties are dominated by small old houses.

"By the time you get to buying the last one, the property owner is demanding exorbitant amounts of money," says Egan.

The 6 development partners, Egan and Jack Dolan, rely on a standard team for projects, such as their recent work at Chisholm Crossing in Fernley. Pack Plaza work is assigned to Moody Weiske Contractors, Tectonics

Design Group, Ware Malcomb in Sacramento with financing by Plumas Bank.

The company's unusual name, says Egan, reflects the fact that he and Dolan became childhood best buddies at age six.
