DP nearly complete with industrial building at Stead

DP Partners expects to complete the first building in a new industrial park at Stead in October.

The 545,550-square-foot building is at the intersection of Moya and Lear boulevards, about a mile north of Highway 395. It's located on 24 acres in the project that DP has branded as "LogistiCourt at Silver Lake."

DP Partners, a Reno-based developer, hasn't yet announced any leases in the building, which was built as a speculative project.

Mark Markwell, a partner with the firm in Reno, said the building can be divided into spaces as small at 65,000 square feet or leased in its entirety to a single large user.

The building includes 102 truck docks, eight drive-in doors and 32-foot ceilings.

The project is among the first to be developed as part of DP Partners' "4 Green" program that emphasizes energy-efficient practices.

The building includes efficient lighting, insulated dock doors and window frames, and energy-efficient windows. The project also includes designated parking for carpools and hybrid vehicles as well as bicycle

racks.

Strengths of the project, DP officials have said, include the proximity of a skilled labor force in Stead, Reno and Sparks and its access to Highway 395.

Greg Shutt, a partner with the firm, noted the building is the first undertaken by DP Partners since the company sold its industrial portfolio to ProLogis and recapitalized last year.

"This demonstrates our continuing commitment to this market," he said.

Markwell said Stead has been the primary focus for recent development by DP Partners in northern Nevada as the company has built 2.6 million square feet in 10 buildings in recent years.

LogistiCourt at Silver Lake, the company's current project, is projected to ultimately include three buildings that total 1.4 million square feet. The next two buildings will total about 800,000 square feet of distribution space.

The first building, which was designed by BJG Architecture + Engineering of Reno, is being built by United Construction Co. of Reno. Civil engineer on the project is Odyssey Engineering Inc., and Eric Bennett of CB Richard Ellis is the leasing agent.

Patrick Rucker, the Reno development manager for DP Partners, and Kathy McHenry, its development projects manager, have managed the project.
