A 24,000-square-foot medical office building is planned for development on the Galena campus of Saint Mary's along Mount Rose Highway in south Reno.
Saint Mary's struck a strategic partnership with Capstone Partners LLC of Portland, Ore., to lease, develop and operate the building.
Morrissey Realty of Reno is handling leasing, with spaces ranging from 2,000 square feet to 12,000 square feet, a full floor of the proposed two-story building.
Jeffrey Sackett, a principal in Capstone Partners, said larger physician groups will have an opportunity to take an equity position in the building.
Construction is targeted for 2012 if pre-leasing goals are reached.
The partnership on the proposed building marks the second deal struck by Saint Mary's on the Galena campus in the past year.
In 2010, Saint Mary's partnered with Regent Surgical Health and Reno-area physicians to create Summit Surgery Center.
Because of growth of the surgery center, as well as growth at the Saint Mary's urgent care services at Galena, Capstone Partners thinks physicians will want to locate offices and clinics on the Galena campus, said Chris Nelson, a principal in the company.
Saint Mary's expects to see further growth on the medical campus.
"Capstone's confidence to invest in a medical office building on the Saint Mary's Galena campus complements Saint Mary's long-term commitment to south Reno," said Allen Meadows, chief strategy and development officer for Saint Mary's Regional Medical Center. "Our vision is for a growing, vibrant Galena campus."
The building, to be linked by canopy with the neighboring medical and surgery center, is planned for LEED Silver certification from the U.S. Green Building Council.
