A couple of new businesses opening soon in Carson City are the start of a small boom in the north end of town, say commercial real estate brokers.
The capital’s second Anytime Fitness health club and the second of two planned Jimmy John’s sandwich shops are going in a block apart on North Carson Street. Those debuts follow the recent relocation of High Sierra Business Systems to the building vacated by the Appliance Outlet, and more activity is on the way.
“North Carson is turning the bend,” says Andie Wilson of Coldwell Banker Commercial Premier Brokers in Carson City. “There are other exciting deals in the works, six to 12 months out.”
Mike Blasquez, owner of the two-year old Anytime Fitness franchise at 4530 S. Carson St., is opening a second location in Northgate Plaza. He’s leasing the 5,700-square-foot building located at 2629 N. Carson St. from Standard Management Co. in Los Angeles.
Blasquez says fitness clubs usually attract clientele within a three-mile radius, so Carson Street can support two sites at either end of town. Subscribers to Anytime Fitness have access to all clubs, so he expects the north Carson City facility to appeal to nearby locals as well as commuters who may belong to one of Reno’s six locations and opt to stop there on their way home from work.
The building near the Carson Stadium Cinemas and Harbor Freight Tools has been nearly empty since Gino’s Pizza vacated it more than two years ago. BoGo Discount, a retail store selling overstock household goods located in one suite, is now negotiating to relocate into 1,300 square foot space next to the theater.
At 2329 N. Carson St., next to Denny’s and near Hot Springs Road, new construction will replace the soon-to-be torn down structure that last housed an Indian-food restaurant. In its place will be a drive-through Jimmy John’s Gourmet Sandwich franchise owned by Ken Yzurdiaga.
Yzurdiagi, who is spending a month working in a Jimmy John’s near Boise as part of the franchise deal, says he is in the process now of deciding on a builder for the project. He expects to open the north Carson shop by October. His first Jimmy John’s, and Carson City’s first, will be opened this summer in south Carson where Local’s BBQ was once located.
Across the street, High Sierra Business Systems, the 29-year-old office products service, moved into 2814 N. Carson St., in December. Owner Bill Dunning has been looking for property to buy for two years when he purchased the 15,000 square foot building in a short sale.
“Let’s just say it’s better than renting,” says Dunning who declined to disclose the purchase price.
High Sierra is operating out of half the building after spending a few months renovating and is now looking for a tenant for up to 8,000 square feet.
Sam Douglas with John Uhart Commercial Real Estate Services says they’re hoping to lease the space for about 75 cents a square foot and are talking to several prospects.
“We’re hoping to create some synergy but we’ll talk to anyone,” says Douglas. “We are seeing more activity in north Carson.”
