Lennar improves Next-Generation home design

After a successful initial run with its Next-Gen home concept at the Verona subdivision in D’Andrea, Lennar is bringing a slightly modified version of the concept to another subdivision in north Sparks.

The “home-within-a-home” plan features a private suite with separate entrance, kitchenette, laundry area and bathroom designed for families to house an elderly relative or college student.

Lennar has two Next-Gen homes under construction at Horizon Place off Hubble Drive and Vista Boulevard, says Dustin Barker, Lennar’s northern Nevada division president. Barker says Lennar is taking advantage of several things it learned from customer tours of the homes at Verona and from buyers to tweak the design at Horizon Place.

All the new home sites will be a single-story floor plan to improve the co-living situation. Lennar also added a private side door to the Next-Gen suite that leads to a private outdoor sitting area. The suites at Horizon Place models also are slightly larger, and additional storage space has been added to the suite’s bathroom.

“In our (Verona) model traffic is averaging 50 to 60 people each week,” Barker says. “Our sales staff have been pretty good about interviewing them when they go through, and we are staying in contact with buyers. We always want to make things better, so we are seeking what additional features would enhance the product.”

So far, the largest demographic of residents for the Next-Gen suites has been an elderly parent living with their children, but some buyers have college students living in the suites. Others use the area for a recreation or TV room, Barker notes.

To date, Lennar has two Next-Gen models under construction at D’Andrea, and sales of another five have closed. Two models are under construction at Horizon Place. The homes start in the mid-$300,000s at D’Andrea and the high $200,000s at Horizon Place.

“We plan on building a lot more,” Barker says. “We are the only new home builder in northern Nevada doing this type of product.”
