Even when we decide it is time to sell our home, there is a part of us that still wants to hang on to the memories created in the house. Therefore, it can be a bit challenging for us to prepare our home in a non-personalized way for prospective buyers. To position your house for a quick sale, change your mind-set to that of a buyer by considering these points:
Does my house have curb appeal?
Stand across the street from your house and scrutinize the big picture. Does the outside of the house make you want to venture inside? Is the yard tidy? Is the driveway free of clutter and debris?
Does the first step inside create a good impression?
First impression is key. So, as you walk into your house, does it feel inviting, is it sparkling, does it smell good? Do the floors appear clean? Is the house free of pets and pet odor?
Is the price right?
The first few weeks a house is on the market are extremely important. Therefore, you want to price your house right from the start. This will convey to other realtors and prospective buyers that you are serious about selling your house.
Is there an abundance of light?
Most people are drawn to space and light. Make sure the blinds and curtains are open and all light bulbs are in working order. Since we cannot control how much natural light is available, turn-on lights in darker areas before showings.
Clean, de-clutter, and de-personalize: The fewer items there are in your house, the more spacious the house will feel, so remove excess furniture. Also, store away family photographs and religious items, so prospective buyers can envision their own family in your home. And, of course, clean the house inside and out or hire professionals to clean.
Are there repairs to be made?
As you walk through your house, do you notice minor repairs that need to be made? If so, make those repairs, giving the impression of a maintenance-free property.
Is my home memorable?
As you ready your house for sale, take the time to make it out stand out from other homes.
A prospective buyer may be touring several houses in a row, so you want your house to be the one remembered in a positive way.
