The Reno/Sparks Association of REALTORS released its 2015 year-end, 2015 fourth quarter and December 2015 report for existing home sales in Washoe County, including median sales price and number of home sales in the region.
“The median price has remained stable since July of this year with $290,000 being the median sales price point for four of the past six months,” said William Process, 2016 president RSAR and a REALTOR with Homegate of Nevada. “Overall, the market is showing strong signs of stability. However, affordability for the median household income of $54,000 remains a concern in our market.”
All of the following sales numbers are for existing “stick built single family dwellings” only and do not include condominium, townhome, manufactured, modular or newly constructed homes.
Washoe County
In 2015, Washoe County had 6,308 sales of existing single-family homes, an increase of 6 percent from 2014. The median sales price for existing single-family homes in the county in 2015 was $280,000, an increase of 14 percent from the previous year.
During the fourth quarter of 2015, Washoe County experienced 1,444 sales of existing single-family homes; a decrease of 3 percent from the fourth quarter of 2014 and a 17 percent decrease from the third quarter of 2015. The median sales price of existing single family homes in Washoe County in the fourth quarter of 2015 was $286,643; an increase of 10 percent from the fourth quarter of the previous year and a 1 percent decrease from the third quarter of 2015.
During December 2015, the report showed Washoe County had 480 sales of existing single-family homes; a decrease of 8 percent from December 2014 and a 14 percent increase from November 2015. The report listed the median sales price for an existing single-family residence in Washoe County in December 2015 at $290,000; an 11 percent increase from last year and no change from the previous month.
Reno
The report showed Reno, including North Valleys, had 4,251 sales of existing single family homes in 2015; an increase of 7 percent from the previous year. The median sales price for existing single family homes in Reno during 2015 was $294,866, an increase of 16 percent from 2014.
In Reno during the fourth quarter of 2015, there were 969 sales of existing single family homes; only 28 fewer from the fourth quarter of 2014 and a 20 percent decrease from the previous quarter. The median sales price of existing single family homes in Reno during the fourth quarter of 2015 was $300,000; an increase of 11 percent from the fourth quarter of 2014 and a $500 increase from the third quarter of 2015.
The report for December 2015 indicated that Reno had 316 sales of existing single family homes; a decrease of 7 percent from last year and a 9 percent increase from November 2015. The median sales price in Reno for an existing single-family residence in December 2015 was $304,000; an increase of 13 percent from December 2014 and a 1 percent increase from the previous month.
Sparks
The 2015 report indicated Sparks, including Spanish Springs, had 2,057 sales of existing single family homes; a 3 percent increase from 2014. The median sales price for existing single family homes in Sparks during 2015 was $260,000, an increase of 14 percent from 2014.
During the fourth quarter of 2015, Sparks experienced 475 sales of existing single family homes; only 10 fewer from the fourth quarter of 2014 and an 12 percent decrease from the third quarter of 2015. The median sales price of existing single family homes in Sparks in the fourth quarter of 2015 was $262,500; an increase of 8 percent from last year and a decrease of 2 percent from the third quarter of 2015.
For the month of December, Sparks experienced 164 sales of existing single-family homes in December 2015, a decrease of 8 percent from December 2014 and a 23 percent increase from the previous month. The Sparks’ median sales price for an existing single-family residence in December 2015 was $255,450; a 1 percent increase from last year and a 5 percent decrease from November 2015.
Fernley
The 2015 yearly report for Fernley, which is in Lyon County, showed 515 sales of existing single-family homes; an increase of 9 percent from the previous year. The median sales price for existing single family homes in Fernley during 2015 was $168,900; a 21 percent increase from 2014.
In the fourth quarter, Fernley experienced 123 sales of existing single-family homes, a decrease of 10 percent from the fourth quarter of 2014 and a 5 percent decrease from the previous quarter. The median sales price of existing single family homes in Fernley was $169,900; an increase of 13 percent from the fourth quarter of 2014 and a 3 percent decrease from the third quarter of 2015.
The December 2015 report showed Fernley had 36 sales of existing single-family homes; a 23 percent decrease from last year and a 3 percent decrease from November 2015. The median sales price in Fernley for an existing single-family residence in December 2015 was $170,250; an increase of 14 percent from December 2014 and a 5 percent increase from last month.
Condominiums
Washoe County
The median sales price of existing condominium/townhomes in Washoe County in 2015 was $131,250; an increase of 40 percent from 2014.
The median sales price of existing condominium/townhomes in Washoe County during the fourth quarter of 2015 was $160,500; an increase of 61 percent from the previous year.
The median sales price of existing condominium/townhomes in Washoe County in December 2015 was $176,000; an increase of 85 percent from December 2014.
Reno
The median sales price of existing condominium/townhomes in Reno in 2015 was $147,300; an increase of 53 percent from the previous year.
The median sales price of existing condominium/townhomes in Reno during the fourth quarter of 2015 was $166,750; an increase of 51 percent from the fourth quarter of 2014.
The existing condominium/townhome median sales price for December 2015 in Reno was $176,000; a 64 percent increase from last year.
Sparks
The median sales price of existing condominium/townhomes in Sparks in 2015 was $114,000; an increase of 25 percent from 2014.
The median sales price of existing condominium/townhomes in Sparks during the fourth quarter of 2015 was $126,000; an increase of 40 percent from the previous year.
The existing condominium/townhome median sales price for December 2015 in Sparks was $153,000; an increase of 70 percent from last year.
