Senior residence opens in Winnemucca

Winnemucca – Nevada Rural Housing Authority celebrated the opening of Phase II of the Larios Arms Senior Residence Wednesday, July 13 in Winnemucca. This is an expansion to the existing Larios Arms and Winnemucca Manor senior housing campus located on West Minor Street.

Larios Arms Phase II features 30 additional senior living units, completing a total of 60 units for seniors at Larios Arms and 80 total units within this senior campus.

Larios Arms is available for people aged 55 and older to enjoy an affordable, energy-efficient housing option and features a community room, exercise room, library and computer room. Rents are targeted as affordable to household incomes at or below 50 percent of the area median income, and preference is given to income and age-eligible households with at least one military veteran. American Disabilities Act (ADA) compliant units are also available.

“The Larios Arms expansion is a wonderful opportunity for seniors in rural Nevada to find affordable, quality housing made just for them,” said Gary Longaker, executive director of Nevada Rural Housing Authority. (NRHA) “Providing comfortable apartments that meet not only seniors’ housing needs, but their social needs as well through the property’s many community offerings, is a rewarding endeavor for NRHA and our many partners.”

Partners with the NRHA are Nevada Rural Housing, Inc., co-developer; Ascent Construction, Inc., the general contractor; Stephen E. Harriman, the architect; and Praxis Consulting Group, LLC, the development consultant. Funding was provided by Nevada Housing Division’s Low Income Housing Tax Credit Program; American Express-Utah Equity Fund Limited Partnership with Enterprise Community Investment, Inc. as a syndicator; the U.S. Department of Housing and Urban Development HOME Program through the Nevada Housing Division; Rural Community Assistance Corporation; Idaho-Nevada CDFI, and the Affordable Housing Program grant through FHL Bank of San Francisco & Charles Schwab Bank.

Weststates will act as the day-to-day property manager.

The Larios Arms Senior Residence is named after Dee Larios, a longtime supporter of seniors in Winnemucca. The addition of Larios Arms Phase II rounds out what has become a senior campus that includes Larios Arms Phase I and II, Winnemucca Manor and the Pleasant Senior Center, providing amenities for seniors including meals, crafts, parties and social opportunities.

This senior campus is the result of cooperative brainstorming and back-and-forth property exchanges over the last 30 years, involving the City of Winnemucca, Humboldt County, the Humboldt Development Authority, NRHA and others. Winnemucca Manor was the original senior housing site on the property, which was then complimented by the adjacent Pleasant Senior Center several years later, followed by Larios Arms Senior Residence.

Longaker concluded, “The longstanding trust between the State of Nevada, its rural communities, and NRHA is a beautiful partnership to benefit seniors. We were the first senior housing builder for Winnemucca, and this expansion is an indicator of how we will continue to serve seniors in rural Nevada.”
