Buying and selling a home can be unfamiliar territory and a complex process, especially if you do not do it often. However, assembling a quality group of professionals strengthens the opportunity for a smoother transaction and less stress throughout the situation. This means partnering with a qualified realtor, an experienced lender, a knowledgeable title company, and a certified inspector. Here is a brief overview of recommended professionals:
A qualified realtor:
One of the first steps is to select a realtor who is the best fit for you and your family. It is always a good idea to ask for recommendations and then interview a few Realtors before selecting one. The same goes for the other professionals. Oftentimes your realtor will recommend other real estate professionals who would be a good fit.
An experienced lender:
If you are buying a home, a good mortgage broker or loan officer will help you choose the best loan product that meets your home buying needs. He or she also will personally manage your loan’s progress from application through closing, making sure important deadlines are met every step of the way.
A knowledgeable title company:
If you are buying a home, a title company will perform a title search on the house or property you have selected. This in-depth search will prevent fraudulent sale of a property. The escrow officer at the title company conducts the closing meeting where you will sign all of the necessary documents to purchase your home. The title company is then responsible for recording the change of title with the County Recorder’s office.
A certified inspector:
A home inspector works on your behalf to inspect a house you are offering to purchase. It is his or her job to identify and report on any issues with the home, from minor repairs to major system failures. Home inspectors do not make repairs. It is the buyer’s responsibility to review the report carefully and consider what repairs or issues they may want addressed before purchasing.
As with any major purchase, proper communication from everyone involved is key. This includes voicing your concerns and questions early on as well as being a good listener. Most importantly, trust your Realtor and group of professionals. This means allowing each expert to utilize his or her expertise.
