PROPERTY AND NOTICE OF HEARING

NOTICE IS HEREBY GIVEN that
Petitioner, Martin David Troye, Special
Administrator of the Estate of Gladys E.
Troye (the “Petitioner”) has filed in this Court
a Petition for Confirmation of Sale of Real
Property (the “Petition”). The Petition was filed
with the Court on April 15, 2024. A hearing
on the Petition will be held on May 15, 2024
at 10:00 a.m. The hearing will be conducted
by conference call only. Any person who
wishes to be heard on this matter shall obtain
the public dial-in number and meeting ID
by visiting https://www.washoecourts.com/
Probate, or by calling (775) 328-3100 at least
two (2) days in advance of the hearing.
NOTICE IS FURTHER GIVEN that
Petitioner will sell at a private sale to the
highest bidder upon the terms and conditions
hereinafter mentioned and subject to
confirmation by the above-entitled Court,
all right, title, and interest of the Estate of
Gladys E. Troye, Decedent, in and to the real
property located at 900 Western Avenue,
Reno, Nevada 89506 APN: 082-315-02, more
particularly described as follows:
Commencing at the Northwest corner of
Section 23, T. 20N, R19E., M.D.B.&M.,
thence South 0°01” West, 1240.43 feet along
the Westerly line of said Section 23; thence
North 88°58’ East 394.68 feet to the TRUE
POINT OF BEGINNING; thence North 1°02’
West, 125 feet; thence North, 88°58’ East,
290 feet; thence South, 1°02’ East, 125 feet;
thence South, 88°58’ West. 290 feet to the
TRUE POINT OF BEGINNING, being a
portion of the Northwest 1/4 of Section 23,
T.20N, R19E., M.D.B.&M.
An easement for ingress and egress more
particularly described as follow:
Commencing at a point on the Westerly line
of said Section 23 from whence the
Northwest corner thereof bears North 0°01’
East 1240.43 feet; thence North 88°58’ East
334.68 feet; thence North 1°02’ West 125
feet; thence North 88°58’ East 60 feet;
thence South 1°02’ East 125 feet; thence
North 88°58’ East 290 feet; thence South
1°02 East 60 feet; thence South 88°58’ West,
685.78 feet to a point on the Westerly line of
said Section 23, thence North 0°01’ East,
60.01 feet to the point of commencement
being a portion of the Northwest quarter of
said Section 23.
All persons interested in the Estate are
notified to appear and show cause why the
Petition should not be approved.
The property will be sold “as is” subject to
current taxes, and any covenants, conditions,
restrictions, reservations, rights, and rightsof-
way easements of record. Buyers to
arrange their own financing; sale to be cash
to the estate; all offers are subject to Court
confirmation; possession will be delivered to
Buyer at close of escrow; and the undersigned
reserves the right to reject any and all offers
or bids. The initial bid must be at least Five
Thousand Dollars ($5,000.00) greater than the
current offer of TWO HUNDRED TWENTYFIVE
THOUSAND DOLLARS & N0/100
($225,000.00).
