The single-family housing market in Carson City heated up in the last month of the year, according to data released by Sierra Nevada Realtors.
In December, Carson City saw 70 sales of existing single-family homes, a 6.1 percent increase from the previous month and a 66.7 percent increase from the same time the previous year.
The median sales price for an existing single-family residence was $567,445, an increase of 4.7 percent from the previous month and an increase of 11.8 percent from the previous year.
The active inventory in December was 94 homes, a decrease of 30.9 percent from last month and a decrease of 23 percent from last year.
“The December housing market shows mixed trends,” said SNR President Robert Bartshe. “While sales of existing single-family homes have decreased in the majority of counties since November, the median sales price has continued to rise, highlighting ongoing demand despite the slight slowdown in transactions.”

Churchill County
Churchill County had 12 sales of existing single-family homes, a decrease of 7.7 percent from the previous month and a decrease of 33.3 percent from last year. The median sales price for an existing single-family residence was $394,950, an increase of 7.6 percent from the previous month and an increase of 8.3 percent from last year.
Douglas County
Douglas County had 31 sales of existing single-family homes, a decrease of 26.2 percent from the previous month and a decrease of 13.9 percent from last year. The median sales price for an existing single-family residence was $660,000, a decrease of 9.5 percent from the previous month and a decrease of 9.8 percent from last year.
Lyon County (Includes stick-built, manufactured and single-family residences)
Lyon County had 92 sales of existing single-family homes and manufactured properties, a decrease of 4.2 percent from the previous month and an increase of 19.5 percent from last year. The median sales price for existing manufactured and single-family residences was $385,000, a decrease of 0.6 percent from last month and a decrease of 3 percent from the previous year.
Washoe County (Excluding Incline Village)
Washoe County, excluding the area of Incline Village, saw 229 new listings and 349 closed sales. The median sales price for an existing single-family residence in Washoe County was $600,000, an increase of 2.8 percent from the previous month and an increase of 6.2 percent from last year. The active inventory in December was 787 homes, a decrease of 20.9 percent from last month and an increase of 22.4 percent from last year.
